Elgin job market vs Portland

First post here. I grew up here but left for a while. Poverty rate is 8.9%, which is pretty low. Median household income is $88,316, which feels pretty solid for the area. The median home value here is around $252,400, which seems about average. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Property taxes are high but you get good services.

Used to live on the Fairview side, now on the Uptown side. Completely different vibe. I love the pace of life here.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Maple Ridge for 5 years. Moved from Houston for family. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2015 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
construction is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is decent - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Chain restaurants dominate. And community vibe can be frustrating.

**Bottom line:**
For singles, I'd say this is a 6/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. traffic used to be much reasonable but now it's better than expected.
