I relocated for work and Median household income is $53,750, which feels on the lower side for the area. It's a a small town city with about 1,592 people. With a population of 1,592, Elgin is a small town. The median home value here is around $180,900, which is actually reasonable. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. Property taxes are high but you get good services. The school system varies a lot by neighborhood. Would love some local perspective. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. The weather takes some getting used to. Night life is decent if you know the right spots. Property taxes are high but you get good services. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a lawyer, 53, moved here 14 years ago from Phoenix. I've lived in Springfield and Cedar Grove, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year
**What I don't love:**
1. Limited high-paying job options
2. Chain restaurants dominate
3. The healthcare situation is developing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Springfield: Great for retirees. improving vibes, walkable.
- Cedar Grove: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Phoenix, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is stable. You can live comfortably on $100K-$150K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

OK so I've been meaning to write this for a while. I moved here 9 years ago from San Francisco and here's my honest breakdown:
Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Maple Ridge. It's solid for what you get.
Jobs: The market is developing right now, especially in construction. If you're in hospitality you might struggle.
People: Generally average. It took about 11 months to build a solid friend group.
Food: challenging. Tons of options if you like seafood.
Happy to answer more specific questions..

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The food scene is genuinely improving and I've found it's been a really good experience overall. My neighborhood (Meadowbrook) is wild and I feel safe walking around at night.
But if you're coming from San Francisco, be prepared for the culture shock. food scene is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'd say the biggest thing people don't talk about is nightlife. I'm still on the fence after all this time. Worth doing your research before committing.

We moved here with our family and it's not perfect but it works for me. Schools in Meadowbrook area are better than expected. Kids love it here.
