Hey everyone, Rent is about $1,908/month for a decent place. With a population of 13,863, Elk Plain is a small town. Crime rate is something to consider -Elk Plain sits at 279.4 per 100K. The median home value here is around $440,300, which is pretty steep. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Any advice would be great. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years.

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The community vibe is genuinely surprisingly good and I've found there are trade-offs but the good outweighs the bad. My neighborhood (South) is developing and I feel safe walking around at night.
But if you're coming from Seattle, be prepared for the culture shock. job market is completely different here. And Limited public transit options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

We moved here with our family and it's improved dramatically in recent years. Schools in Oak Park area are improving. Kids love it here.

Depends on what you're looking for honestly. If you want community vibe, then yeah this place is great. But if public transit matters to you, might want to look elsewhere.
