Been meaning to ask this. Born and raised here. You can expect to pay around $1,269 for rent here. Poverty rate is 2.4%, which is pretty low. With a population of 26,367, Elk River is a smaller city. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. Thanks for reading. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The weather takes some getting used to. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. Property taxes are high but you get good services. Night life is decent if you know the right spots.

Gonna give a different perspective here since most replies seem underrated.
I've been here 14 years and it's improved dramatically in recent years. The thing nobody mentions is outdoor recreation. It's established and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into mountain biking, this place is surprisingly good.
Neighborhood matters A LOT here. The South side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.
If you value safety, you'll love it. The healthcare is genuinely surprisingly good and I've found I'm still on the fence after all this time. My neighborhood (Lakewood) is growing and I feel safe walking around at night.
But if you're coming from Salt Lake City, be prepared for the culture shock. walkability is completely different here. And Not very walkable outside downtown.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, it exceeded my expectations. A lot has changed in the past few years though. traffic used to be much reasonable but now it's tough.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 5 years here, that's my honest assessment.

I've lived in East for about 13 years now, so I can give you a pretty detailed perspective.
I love the pace of life here. When I first moved here from Portland, I was surprised by cost of living. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Strong job market in several industries
- Four distinct seasons
- The public transit scene is surprisingly good
The downsides:
- Property taxes are high
- Bugs and humidity in summer
Overall I'd rate it 6/10 for singles. Good luck with whatever you decide..

Renting here right now, paying about /mo for a 4-bedroom. it's not perfect but it works for me. Compared to Seattle it's excellent.

OK so I've been meaning to write this for a while. I moved here 13 years ago from Houston and here's my honest breakdown:
Housing: The market is competitive but not impossible. We're paying /mo for a 3-bed in Cedar Grove. It's underrated for what you get.
Jobs: The market is pricey right now, especially in manufacturing. If you're in manufacturing you might struggle.
People: Generally better than expected. It took about 4 months to build a solid friend group.
Food: underrated. Tons of options if you like Italian.
Hope this helps!.

Neighborhood matters A LOT here. The Uptown side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
Definitely worth checking out..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 49, moved here 4 years ago from Dallas. I've lived in Eastside and West, and traveled to most parts of the metro.
**What I love:**
1. Growing food and restaurant scene
2. Good internet infrastructure
3. Good airport with direct flights
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Can feel isolated
3. The community vibe situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for retirees. underrated vibes, walkable.
- West: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt challenging. Rent is about /mo. Groceries are reasonable. Gas is pricey. You can live comfortably on $50K-$140K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
