I'm a nurse at the local hospital and Poverty rate is 21.0%, which is higher than I expected. Homes are going for about $88,200 on average. With a population of 26,349, Elmira is a smaller city. It's a a smaller city city with about 26,349 people. Average temperature is around 48--F, so expect cold winters. I'd say it's better for families than young singles. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. What are your go-to spots? Night life is decent if you know the right spots. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots.

I'd say the biggest thing people don't talk about is weather. it was the best decision I ever made. Worth doing your research before committing.

We moved here with our family and it's improved dramatically in recent years. Schools in Maple Ridge area are underrated. Kids love it here.

Gonna give a different perspective here since most replies seem improving.
I've been here 10 years and the quality of life is solid. The thing nobody mentions is school system. It's manageable and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into hiking, this place is decent.
Neighborhood matters A LOT here. The Fairview side vs the West side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a HR manager, 33, moved here 2 years ago from Charlotte. I've lived in Greenfield and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Good healthcare facilities
2. Affordable housing options
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year
**What I don't love:**
1. Urban sprawl is real
2. Limited entertainment options
3. The job market situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Greenfield: Great for families. surprisingly good vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Charlotte, everything felt excellent. Rent is about /mo. Groceries are reasonable. Gas is wild. You can live comfortably on $60K-$150K here.
**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
