Is Elmira still affordable?

OK so I've been here for 19 years and The median home value here is around $88,200, which is actually reasonable. The weather takes some getting used to. Looking forward to hearing from you all. Downtown has improved a lot in recent years. Property taxes are high but you get good services. The school system varies a lot by neighborhood. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable.

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. food scene used to be much pricey but now it's pretty good.

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.
