Worst things about Elmwood Place nobody talks about

Not sure if this has been asked before, but Born and raised here. Rent is about $663/month for a decent place. Household incomes average around $39,980 in Elmwood Place. Median household income is $39,980, which feels on the lower side for the area. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. Downtown has improved a lot in recent years.

Pros:
- Good job market
- Good schools
- Low taxes
- Strong sense of community
- Walkable downtown

Cons:
- Traffic can be terrible
- Rising rent prices
- Sprawl everywhere
- Mosquitoes and humidity
What would you do? Downtown has improved a lot in recent years. The suburbs are where most families end up. I'd say it's better for families than young singles. Gonna give a different perspective here since most replies seem challenging.

I've been here 8 years and it exceeded my expectations. The thing nobody mentions is community vibe. It's pricey and it affects daily life more than you'd think.

That said, the job market is legit. And if you're into mountain biking, this place is solid.

Neighborhood matters A LOT here. The Fairview side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..
