What I wish I knew before living in Elsmere

Downtown has improved a lot in recent years. Should I be concerned?

Moved here from New York about 4 years ago. it's not perfect but it works for me. Still getting used to healthcare but No regrets on my end..

Bought a house here in 2024 and the quality of life is solid. Property values have gone up significantly since then.

Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from LA about 13 years ago. The main reasons were retirement and a fresh start.

Pros I've experienced:
- Strong job market in several industries
- Lots of new development happening
- Diverse dining options

Cons that are real:
- Not very walkable outside downtown
- Limited shopping options

Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are growing, gas is decent.

Socially, I wouldn't want to live anywhere else right now. No regrets on my end..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a project manager, 36, moved here 14 years ago from Denver. I've lived in Highland and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Lots of new development happening
3. Affordable housing options
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Limited shopping options
3. The cultural scene situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. excellent vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt average. Rent is about /mo. Groceries are pricey. Gas is reasonable. You can live comfortably on $40K-$150K here.

**Final verdict:**
