Is Emerald Lake Hills getting better or worse?

Hey everyone, You can expect to pay around $3,501 for rent here. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. Is this normal for Emerald Lake Hills? Honestly, I think it's a great place if you know where to look.

We moved here with our family and I'm still on the fence after all this time. Schools in Westside area are hit or miss. Kids love it here.
