Rent vs buy in Encinitas -what makes sense?

With a population of 61,585, Encinitas is a smaller city. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look.

Used to live on the Pine Hills side, now on the East side. Completely different vibe. it's not perfect but it works for me.

I've lived in Uptown for about 1 years now, so I can give you a pretty detailed perspective.

the quality of life is solid. When I first moved here from Portland, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Strong job market in several industries
- The traffic scene is excellent

The downsides:
- Summers can be brutally hot
- Urban sprawl is real

Overall I'd rate it 9/10 for families. It's not for everyone but it works for us..

Great question. I'll try to be comprehensive here.

I'm a electrician who relocated here from Boston about 15 years ago. The main reasons were weather and school.

Pros I've experienced:
- Good schools in most areas
- Good healthcare facilities
- Decent public transit for the size

Cons that are real:
- Winters are long and cold
- Rising rent and home prices

Financially, we've found it decent compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are developing, gas is surprisingly good.

Socially, I'm still on the fence after all this time. Hope this helps!.
