Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Seattle about 15 years ago. The main reasons were my partner's job and cost of living.

Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Active local events and festivals

Cons that are real:
- Traffic during rush hour is rough
- Property taxes are high

Financially, we've found it challenging compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is hit or miss.

Socially, I genuinely enjoy living here. Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Pittsburgh and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in Highland. It's pretty good for what you get.

Jobs: The market is manageable right now, especially in legal. If you're in manufacturing you might struggle.

People: Generally underrated. It took about 14 months to build a solid friend group.

Food: better than expected. Tons of options if you like Southern.

Give it a chance - it might surprise you..

I've been here 14 years and it's improved dramatically in recent years. The thing nobody mentions is cultural scene. It's established and it affects daily life more than you'd think.

That said, the nightlife is legit. And if you're into running, this place is average.

Neighborhood matters A LOT here. The Greenfield side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.

If you value outdoor recreation, you'll love it. The cultural scene is genuinely improving and I've found I genuinely enjoy living here. My neighborhood (Old Town) is growing and I feel safe walking around at night.

But if you're coming from Chicago, be prepared for the culture shock. public transit is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Sunset for about 1 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Denver, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Decent public transit for the size
- The public transit scene is tough

The downsides:
- Limited public transit options
- Urban sprawl is real

Overall I'd rate it 6/10 for families. Good luck with whatever you decide..

Financially, we've found it improving compared to where we came from. Lots of new construction which should help. Groceries are wild, gas is underrated.
