Rent in Englewood getting crazy

Hi all, The median home value here is around $534,000, which is pretty steep. It's changing fast -some good, some not so much. Am I overthinking this? Looking forward to hearing from you all. The suburbs are where most families end up.

Weather-wise, the summers are better than expected and winters are stable. You get used to it after the first year.
