Hi all, Average temperature is around 47--F, so expect cold winters. Household incomes average around $71,661 in Ephraim. Poverty rate is 4.1%, which is pretty low. Crime rate is something to consider -Ephraim sits at 281.9 per 100K. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. Anyone in a similar situation? The food scene here is surprisingly good. I'd say it's better for families than young singles. Night life is decent if you know the right spots.

Hot take but I'm still on the fence after all this time. I know a lot of people disagree but after 14 years here, that's my honest assessment.

Used to live on the North side, now on the Highland side. Completely different vibe. it's exactly what I was looking for.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Sunset for 7 years. Moved from Tampa for my partner's job. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
engineering is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is average - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Dating scene is rough. And housing market can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 7/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

The food scene here is improving. Tons of great Mediterranean places. I'm still on the fence after all this time.
