Best apartments in Ephrata under ?

Median household income is $68,117, which feels about average for the area. With a population of 13,729, Ephrata is a small town. Average temperature is around 53--F, so expect cold winters. Property taxes are high but you get good services. It's not perfect, but the community is solid. Is this normal for Ephrata? Property taxes are high but you get good services. The school system varies a lot by neighborhood. Night life is decent if you know the right spots.

I've lived in Cedar Grove for about 15 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Miami, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Decent public transit for the size
- Active local events and festivals
- The outdoor recreation scene is decent

The downsides:
- Rising rent and home prices
- Urban sprawl is real

Overall I'd rate it 9/10 for retirees. It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.

If you value school system, you'll love it. The weather is genuinely improving and I've found it's been a really good experience overall. My neighborhood (Cedar Grove) is growing and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. safety is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
