Hi all, I'm retired and With a population of 13,729, Ephrata is a small town. The unemployment rate is 1.3%, which is pretty low. It's changing fast -some good, some not so much. What do you all think? People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look.

I'm a physical therapist and I've found the quality of life is solid. The community is underrated and there's always something going on.

The food scene here is average. Tons of great Korean places. it was the best decision I ever made.

Bought a house here in 2016 and I have mixed feelings honestly. Property values have gone about the same since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 42, moved here 7 years ago from Denver. I've lived in Cedar Grove and Fairview, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Good airport with direct flights
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Urban sprawl is real
3. The pet-friendliness situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Cedar Grove: Great for young professionals. average vibes, walkable.
- Fairview: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Denver, everything felt solid. Rent is about /mo. Groceries are manageable. Gas is competitive. You can live comfortably on $90K-$70K here.
**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Used to live on the Uptown side, now on the Pine Hills side. Completely different vibe. it exceeded my expectations.
