Rent vs buy in Ephrata -what makes sense?

Curious what people think. I'm single, late 30s, and Average temperature is around 52--F, so expect cold winters. Household incomes average around $70,321 in Ephrata. You can expect to pay around $993 for rent here. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. Am I wrong here? There's a growing tech scene which is exciting. The weather takes some getting used to. Property taxes are high but you get good services. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Greenfield for 2 years. Moved from Raleigh for family. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Greenfield schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Road conditions need improvement. And healthcare can be frustrating.

**Bottom line:**

We moved here with our family and it's not perfect but it works for me. Schools in Greenfield area are improving. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a electrician, 55, moved here 14 years ago from Seattle. I've lived in Greenfield and Lakewood, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Low crime in most neighborhoods
3. Lots of family-friendly activities
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Dating scene is rough
3. The walkability situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for remote workers. pretty good vibes, walkable.
- Lakewood: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Seattle, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $90K-$120K here.
