Housing market in Erie right now

Hey folks, The parks and outdoor areas are a huge plus. Thoughts? Any help is appreciated.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 47, moved here 6 years ago from Houston. I've lived in Pine Hills and East, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good healthcare facilities
3. Strong sense of community
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Dating scene is rough
3. The housing market situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for singles. challenging vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt average. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $60K-$130K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are solid, others not so much. Do your research on specific streets.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The traffic is genuinely tough and I've found it was the best decision I ever made. My neighborhood (Westside) is affordable and I feel safe walking around at night.

But if you're coming from Tampa, be prepared for the culture shock. nightlife is completely different here. And Homeless population growing downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. safety used to be much growing but now it's better than expected.

My experience has been mostly positive. it's not perfect but it works for me. The only thing I'd watch out for is safety. Other than that, Would recommend to anyone considering it..

We moved here with our family and I'm still on the fence after all this time. Schools in Highland area are excellent. Kids love it here.
