First post here. Homes are going for about $189,400 on average. Average temperature is around 55--F, so expect cold winters. Downtown has improved a lot in recent years. Property taxes are high but you get good services. Is this normal for Erlanger? The school system varies a lot by neighborhood. The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles.

Moved here from Phoenix about 13 years ago. I wouldn't want to live anywhere else right now. Still getting used to weather but Would recommend to anyone considering it..

Renting here right now, paying about /mo for a 2-bedroom. I genuinely enjoy living here. Compared to Phoenix it's surprisingly good.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a writer, 47, moved here 8 years ago from LA. I've lived in Meadowbrook and East, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Strong job market in several industries
3. Close to major attractions
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Limited entertainment options
3. The community vibe situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Meadowbrook: Great for families. hit or miss vibes, walkable.
- East: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from LA, everything felt underrated. Rent is about /mo. Groceries are developing. Gas is wild. You can live comfortably on $50K-$110K here.
