Cheapest neighborhoods in Española?

Hi all, Poverty rate is 16.4%, which is higher than I expected. Cost of living is definitely rising, but still manageable. What do you all think? TIA!

I've lived in Uptown for about 1 years now, so I can give you a pretty detailed perspective.

it's improved dramatically in recent years. When I first moved here from Baltimore, I was surprised by traffic. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Friendly community, easy to meet people
- The dating scene scene is improving

The downsides:
- Limited public transit options
- Not very walkable outside downtown

Overall I'd rate it 6/10 for families. Would recommend to anyone considering it..

Weather-wise, the summers are challenging and winters are pricey. You get used to it after the first year.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Uptown for 9 years. Moved from Denver for school. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2019 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
hospitality is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is hit or miss - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Uptown schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Road conditions need improvement. And walkability can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 6/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

My experience has been mostly positive. the quality of life is solid. The only thing I'd watch out for is cost of living. Other than that, No regrets on my end..

OK so I've been meaning to write this for a while. I moved here 14 years ago from San Francisco and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in Sunset. It's tough for what you get.

Jobs: The market is affordable right now, especially in tech. If you're in construction you might struggle.

People: Generally surprisingly good. It took about 14 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Italian.

I've been living here for 2 years and I'd say there are trade-offs but the good outweighs the bad. The job market is challenging compared to other places I've lived. Overall Definitely worth checking out..
