First time home buyer in Española

So, Been living here since 2018. The median home value here is around $205,100, which is actually reasonable. Poverty rate is 16.4%, which is higher than I expected. You can expect to pay around $832 for rent here. It's a a small town city with about 10,472 people. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Has anyone dealt with this? It's not perfect, but the community is solid. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 58, moved here 5 years ago from Houston. I've lived in Greenfield and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Four distinct seasons
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited entertainment options
3. The job market situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for young professionals. tough vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is wild. You can live comfortably on $60K-$130K here.

**Final verdict:**
Would recommend to anyone considering it.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Public transit is surprisingly good here. You'll probably need a car for most things. there are trade-offs but the good outweighs the bad.
