Random thought, Been living here since 2020. Crime rate is something to consider -Estacada sits at 497.8 per 100K. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus. Let me know your thoughts. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. Gonna give a different perspective here since most replies seem challenging.
I've been here 2 years and I have mixed feelings honestly. The thing nobody mentions is pet-friendliness. It's reasonable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into golfing, this place is surprisingly good.
Neighborhood matters A LOT here. The Springfield side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.

I've lived in Meadowbrook for about 11 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Portland, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Four distinct seasons
- Diverse dining options
- The cultural scene scene is better than expected
The downsides:
- Not very walkable outside downtown
- Homeless population growing downtown
Overall I'd rate it 6/10 for families. Your mileage may vary depending on what you're looking for..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a pharmacist, 46, moved here 9 years ago from Raleigh. I've lived in Eastside and Oak Park, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Good airport with direct flights
3. Lots of family-friendly activities
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Road conditions need improvement
2. Far from beaches/mountains
3. The job market situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for couples. better than expected vibes, walkable.
- Oak Park: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Raleigh, everything felt tough. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $90K-$130K here.
**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
