Is it worth buying in Estes Park?

Hey everyone, I'm single, late 40s, and Homes are going for about $634,200 on average. Median household income is $73,313, which feels about average for the area. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. Let me know your thoughts. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. OK so I've been meaning to write this for a while. I moved here 11 years ago from Austin and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 2-bed in North. It's better than expected for what you get.

Jobs: The market is established right now, especially in manufacturing. If you're in engineering you might struggle.

People: Generally challenging. It took about 13 months to build a solid friend group.

Food: better than expected. Tons of options if you like Indian.

Your mileage may vary depending on what you're looking for..
