Pros and cons of Eureka after 6 years

Hey folks, Average temperature is around 53--F, so expect cold winters. You can expect to pay around $1,157 for rent here. Household incomes average around $60,253 in Eureka. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. The suburbs are where most families end up. Thoughts? People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. The city has invested a lot in new development. I've been in South for 10 years. Moved from Seattle for family. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
education is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is improving - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Dating scene is rough. And public transit can be frustrating.

**Bottom line:**

Background: I'm a HR manager, 30, moved here 2 years ago from LA. I've lived in East and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Good healthcare facilities
2. Good internet infrastructure
3. Good airport with direct flights
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Can feel isolated
3. The housing market situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for couples. improving vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt average. Rent is about /mo. Groceries are manageable. Gas is stable. You can live comfortably on $80K-$80K here.
