Is Eutaw still affordable?

First post here. Median household income is $31,583, which feels on the lower side for the area. The median home value here is around $98,300, which is actually reasonable. Homes are going for about $98,300 on average. The unemployment rate is 1.3%, which is pretty low. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Great weather
- Nice parks and trails
- Plenty of shopping options
- Active local events

Cons:
- Limited public transit
- Cold winters
- Limited nightlife
- High property taxes
- Not enough green space
Would love some local perspective. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. Public transit needs a lot of work honestly. Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Charlotte about 13 years ago. The main reasons were a fresh start and work.

Pros I've experienced:
- Great outdoor activities nearby
- Good schools in most areas
- Good internet infrastructure

Cons that are real:
- Nightlife is limited
- Not very walkable outside downtown

Financially, we've found it improving compared to where we came from. The market is competitive but not impossible. Groceries are wild, gas is excellent.

Socially, it was the best decision I ever made. Your mileage may vary depending on what you're looking for..

Renting here right now, paying about /mo for a 1-bedroom. it's improved dramatically in recent years. Compared to Raleigh it's pretty good.
