Hi all, I grew up here but left for a while. Homes are going for about $326,300 on average. Median household income is $72,926, which feels about average for the area. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. The weather takes some getting used to. The city has invested a lot in new development.

Public transit is better than expected here. You'll probably need a car for most things. it's exactly what I was looking for.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 56, moved here 11 years ago from Seattle. I've lived in Westside and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Strong job market in several industries
4. The people are generally excellent - I found my community within the first year
**What I don't love:**
1. Limited entertainment options
2. Bugs and humidity in summer
3. The traffic situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Westside: Great for remote workers. average vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt better than expected. Rent is about /mo. Groceries are stable. Gas is pricey. You can live comfortably on $90K-$130K here.
**Final verdict:**
Good luck with whatever you decide.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for weather and stayed because I love the pace of life here. The job market is honestly challenging and I don't see that changing anytime soon.

Bought a house here in 2017 and I genuinely enjoy living here. Property values have gone up significantly since then.
