Evans housing prices -when will it stop?

Just moved here 5 months ago and Median household income is $72,926, which feels about average for the area. Homes are going for about $326,300 on average. Poverty rate is 9.1%, which is pretty low. With a population of 22,265, Evans is a small town. The median home value here is around $326,300, which seems about average. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. It's a very car-dependent city, for better or worse.

Pros:
- Affordable cost of living
- Nice parks and trails
- Lots of new development

Cons:
- Not very walkable
- High property taxes
- Lack of diversity
- Boring for young people
- Far from major airports
The suburbs are where most families end up. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. The food scene here is surprisingly good. It's not perfect, but the community is solid. Property taxes are high but you get good services. It's not perfect, but the community is solid. I'd say it's better for families than young singles. I've lived in Sunset for about 10 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from Houston, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The public transit scene is excellent

The downsides:
- Urban sprawl is real
- Can feel isolated

Overall I'd rate it 7/10 for couples. Hope this helps!.

Real talk - this place is not for everyone, and I think that's OK.

If you value community vibe, you'll love it. The cost of living is genuinely decent and I've found I love the pace of life here. My neighborhood (Eastside) is reasonable and I feel safe walking around at night.

But if you're coming from Seattle, be prepared for the culture shock. weather is completely different here. And Road conditions need improvement.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
