Housing market in Evans right now

Alright, I've been here for 12 years and Crime rate is something to consider -Evans sits at 31.6 per 100K. Homes are going for about $345,800 on average. Rent is about $1,483/month for a decent place. You can expect to pay around $1,483 for rent here. Cost of living is definitely rising, but still manageable. Property taxes are high but you get good services. The suburbs are where most families end up.

Pros:
- Growing food scene
- Close to nature
- Easy commute
- Walkable downtown
- Good internet infrastructure

Cons:
- Limited dining options
- Lack of diversity
- Far from major airports
- Chain restaurants dominate
What would you do? The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. The weather takes some getting used to. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Great question. I'll try to be comprehensive here.

I'm a nurse who relocated here from Atlanta about 7 years ago. The main reasons were school and school.

Pros I've experienced:
- Cost of living is very reasonable
- Good healthcare facilities
- Affordable housing options

Cons that are real:
- Road conditions need improvement
- Bugs and humidity in summer

Financially, we've found it surprisingly good compared to where we came from. The market is competitive but not impossible. Groceries are developing, gas is tough.

Socially, I wouldn't want to live anywhere else right now. Happy to answer more specific questions..

Hot take but I have mixed feelings honestly. I know a lot of people disagree but after 10 years here, that's my honest assessment.
