What Evansville does better than anywhere else

Anyone else feel this way? My family moved here when I was a kid. Crime rate is something to consider -Evansville sits at 612.6 per 100K. Rent is about $949/month for a decent place. The median home value here is around $129,100, which is actually reasonable. With a population of 116K, Evansville is a mid-size city. The weather takes some getting used to. The school system varies a lot by neighborhood. The food scene here is surprisingly good. Any advice would be great.

Bought a house here in 2020 and I'm still on the fence after all this time. Property values have gone about the same since then.

Used to live on the Oak Park side, now on the Maple Ridge side. Completely different vibe. it's improved dramatically in recent years.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 10 years. Moved from Houston for a job opportunity. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2024 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is decent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Far from beaches/mountains. And outdoor recreation can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value cultural scene, you'll love it. The cultural scene is genuinely tough and I've found it's been a really good experience overall. My neighborhood (East) is manageable and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. housing market is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 58, moved here 8 years ago from LA. I've lived in Highland and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Affordable housing options
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Limited shopping options
3. The housing market situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. surprisingly good vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt hit or miss. Rent is about /mo. Groceries are reasonable. Gas is wild. You can live comfortably on $100K-$120K here.
