Things Exeter needs to improve

I'm single, late 40s, and Crime rate is something to consider -Exeter sits at 181.5 per 100K. With a population of 10,138, Exeter is a small town. The unemployment rate is 2.1%, which is pretty low. It's a very car-dependent city, for better or worse. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable.

Pros:
- Nice parks and trails
- Diverse community
- Easy commute
- Strong sense of community
- Good internet infrastructure

Cons:
- Cold winters
- Rising rent prices
- High property taxes
- Mosquitoes and humidity
- Not enough green space
The suburbs are where most families end up. There's a growing tech scene which is exciting. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. I've lived in Uptown for about 9 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Denver, I was surprised by walkability. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Low crime in most neighborhoods
- Strong job market in several industries
- The school system scene is pretty good

The downsides:
- Traffic during rush hour is rough
- Far from beaches/mountains

Overall I'd rate it 9/10 for families. Feel free to reach out with questions..

Bought a house here in 2023 and there are trade-offs but the good outweighs the bad. Property values have gone down slightly since then.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 44, moved here 3 years ago from Pittsburgh. I've lived in Old Town and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Active local events and festivals
3. Close to major attractions
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not a lot of cultural diversity
3. The cost of living situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for retirees. tough vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Pittsburgh, everything felt hit or miss. Rent is about /mo. Groceries are affordable. Gas is affordable. You can live comfortably on $60K-$70K here.
