The median home value here is around $580,500, which is pretty steep. You can expect to pay around $2,242 for rent here. The parks and outdoor areas are a huge plus. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good.

Pros:

- Strong sense of community
- Active local events

Cons:
- Sprawl everywhere
- Mosquitoes and humidity
- Far from major airports
Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. Property taxes are high but you get good services. I've been here 15 years and it was the best decision I ever made. The thing nobody mentions is traffic. It's wild and it affects daily life more than you'd think.

That said, the community vibe is legit. And if you're into surfing, this place is improving.

Neighborhood matters A LOT here. The Downtown side vs the West side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 28, moved here 5 years ago from Houston. I've lived in Eastside and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Affordable housing options
3. Strong sense of community
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Property taxes are high
2. Bugs and humidity in summer
3. The walkability situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for remote workers. pretty good vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt pretty good. Rent is about /mo. Groceries are reasonable. Gas is stable. You can live comfortably on $70K-$70K here.

**Final verdict:**

I've lived in The Heights for about 9 years now, so I can give you a pretty detailed perspective.

it's been a really good experience overall. When I first moved here from Salt Lake City, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Lots of new development happening
- The traffic scene is surprisingly good

The downsides:
- Urban sprawl is real
- Property taxes are high

Overall I'd rate it 9/10 for remote workers. Would recommend to anyone considering it..

Bought a house here in 2020 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.
