Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus.

Cons:

- Lack of diversity
It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. Property taxes are high but you get good services. The weather takes some getting used to. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 10 years. Moved from Charlotte for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2019 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
retail is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is hit or miss - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited shopping options. And school system can be frustrating.

**Bottom line:**

OK so I've been meaning to write this for a while. I moved here 12 years ago from Dallas and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Sunset. It's average for what you get.

Jobs: The market is growing right now, especially in retail. If you're in construction you might struggle.

People: Generally decent. It took about 16 months to build a solid friend group.

Food: underrated. Tons of options if you like Mediterranean.

Came here for retirement and stayed because it's improved dramatically in recent years. The safety is honestly hit or miss and I don't see that changing anytime soon.
