Is it worth buying in Fairmont?

First post here. My partner and I are Crime rate is something to consider -Fairmont sits at 164.6 per 100K. Household incomes average around $60,791 in Fairmont. Rent is about $902/month for a decent place. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. There's a growing tech scene which is exciting.

Pros:
- Great weather
- Diverse community
- Easy commute
- Lots of new development
- Active local events

Cons:
- Not very walkable
- Limited dining options
- Poor road conditions
- Far from major airports
- Homelessness issues downtown
Am I wrong here? Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly.
