Pros and cons of Fairview-Ferndale after 12 years

So, I'm a teacher here and The median home value here is around $77,000, which is actually reasonable. Traffic can be rough during rush hour, no sugarcoating that. What would you do? Downtown has improved a lot in recent years.

Bought a house here in 2017 and it's exactly what I was looking for. Property values have gone down slightly since then.
