Most overrated things about Falfurrias

Hey folks, Rent is about $491/month for a decent place. Median household income is $38,696, which feels on the lower side for the area. Homes are going for about $78,500 on average. Poverty rate is 33.6%, which is higher than I expected. Household incomes average around $38,696 in Falfurrias. The suburbs are where most families end up. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. The city has invested a lot in new development.

Pros:
- Good job market
- Low crime in most areas
- Diverse community

Cons:
- Limited public transit
- Boring for young people
- Poor road conditions
- Limited cultural events
Am I wrong here? The weather takes some getting used to. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. There's a growing tech scene which is exciting.

I'm a software engineer and I've found I'm still on the fence after all this time. The community is hit or miss and there's always something going on.

Used to live on the Uptown side, now on the West side. Completely different vibe. I wouldn't want to live anywhere else right now.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 6 years. Moved from Charlotte for school. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2019 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
healthcare is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is pretty good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And cost of living can be frustrating.

**Bottom line:**
For families, I'd say this is a 7/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Midtown for 1 years. Moved from Houston for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
finance is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is better than expected - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Midtown schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Bugs and humidity in summer. And school system can be frustrating.

**Bottom line:**
For families, I'd say this is a 9/10. Feel free to reach out with questions.. Feel free to ask specific questions - happy to help.

I've been living here for 8 years and I'd say it's been a really good experience overall. The pet-friendliness is decent compared to other places I've lived. Overall Good luck with whatever you decide..
