Living in Fallbrook -the reality

Hi all, Been living here since 2014. Average temperature is around 65--F, so the weather is moderate. Poverty rate is 10.8%, which is around average. Rent is about $1,675/month for a decent place. Crime rate is something to consider -Fallbrook sits at 92.3 per 100K. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Property taxes are high but you get good services. The food scene here is surprisingly good. There's a growing tech scene which is exciting.

Pros:
- Good job market
- Good schools
- Low taxes
- Easy commute

Cons:
- Traffic can be terrible
- Limited nightlife
- Limited dining options
- Lack of diversity

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 2 years. Moved from Dallas for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2018 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.

**Employment:**
marketing is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is excellent - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Far from beaches/mountains. And food scene can be frustrating.

**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 47, moved here 10 years ago from Denver. I've lived in Old Town and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Good internet infrastructure
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Road conditions need improvement
3. The food scene situation is pricey and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Old Town: Great for retirees. pretty good vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is manageable. You can live comfortably on $90K-$140K here.

**Final verdict:**

I've lived in Highland for about 2 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Baltimore, I was surprised by cultural scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The cost of living scene is tough

The downsides:
- Not very walkable outside downtown
- Property taxes are high

My experience has been mostly positive. there are trade-offs but the good outweighs the bad. The only thing I'd watch out for is job market. Other than that, Give it a chance - it might surprise you..
