Curious what people think. We have two kids and Homes are going for about $322,000 on average. With a population of 36,254, Farmers Branch is a smaller city. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Am I overthinking this? There's a real sense of community in certain neighborhoods. I've been in Springfield for 15 years. Moved from Phoenix for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2021 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
marketing is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is pretty good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Springfield schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited shopping options. And safety can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The public transit is genuinely decent and I've found I have mixed feelings honestly. My neighborhood (South) is manageable and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. housing market is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Lakewood for about 8 years now, so I can give you a pretty detailed perspective.

the quality of life is solid. When I first moved here from Raleigh, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Good airport with direct flights
- The nightlife scene is improving

The downsides:
- Traffic during rush hour is rough
- Summers can be brutally hot

Overall I'd rate it 7/10 for young professionals. Definitely worth checking out..

Background: I'm a chef, 26, moved here 10 years ago from Boston. I've lived in North and Cedar Grove, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Decent public transit for the size
3. Four distinct seasons
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Homeless population growing downtown
3. The community vibe situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for families. tough vibes, walkable.
- Cedar Grove: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
