Longtime lurker here, With a population of 3,851, Farmersville is a small town. Household incomes average around $47,016 in Farmersville. Median household income is $47,016, which feels on the lower side for the area. Average temperature is around 64--F, so the weather is moderate. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Does this match your experience? The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. I'd say it's better for families than young singles. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that.

Weather-wise, the summers are improving and winters are affordable. You get used to it after the first year.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a chef, 56, moved here 1 years ago from Nashville. I've lived in Old Town and North, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Nice parks and green spaces
3. Decent public transit for the size
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Chain restaurants dominate
2. Bugs and humidity in summer
3. The outdoor recreation situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Old Town: Great for couples. excellent vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt improving. Rent is about /mo. Groceries are wild. Gas is reasonable. You can live comfortably on $80K-$70K here.
**Final verdict:**
Definitely worth checking out.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2015 and it's improved dramatically in recent years. Property values have gone up a bit since then.

Great question. I'll try to be comprehensive here.
I'm a sales manager who relocated here from Boston about 7 years ago. The main reasons were cost of living and a fresh start.
Pros I've experienced:
- Great outdoor activities nearby
- Nice parks and green spaces
- Decent public transit for the size
Cons that are real:
- Winters are long and cold
- Nightlife is limited
Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is solid.
Socially, it's not perfect but it works for me. Would recommend to anyone considering it..
