Hey everyone, Military spouse here. Poverty rate is 25.6%, which is higher than I expected. The median home value here is around $213,700, which is actually reasonable. Cost of living is definitely rising, but still manageable. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. OK so I've been meaning to write this for a while. I moved here 11 years ago from San Diego and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Meadowbrook. It's solid for what you get.
Jobs: The market is developing right now, especially in healthcare. If you're in marketing you might struggle.
People: Generally hit or miss. It took about 17 months to build a solid friend group.
Food: better than expected. Tons of options if you like Mexican.
No regrets on my end..

Gonna give a different perspective here since most replies seem tough.
I've been here 9 years and it's improved dramatically in recent years. The thing nobody mentions is walkability. It's affordable and it affects daily life more than you'd think.
That said, the walkability is legit. And if you're into running, this place is underrated.
Neighborhood matters A LOT here. The Sunset side vs the Greenfield side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

I've lived in Sunset for about 15 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Denver, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Growing food and restaurant scene
- The housing market scene is pretty good
The downsides:
- Not very walkable outside downtown
- Limited high-paying job options
Overall I'd rate it 8/10 for retirees. Give it a chance - it might surprise you..
