Living in Federal Way -the reality

So, Just moved here 7 months ago and Average temperature is around 52--F, so expect cold winters. The unemployment rate is 3.8%, which is pretty low. You can expect to pay around $1,738 for rent here. Property taxes are high but you get good services. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. The city has invested a lot in new development.

Pros:

- Good airport connections

Cons:
- Traffic can be terrible
- Sprawl everywhere
- High property taxes
- Poor road conditions
- Far from major airports

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a nurse, 27, moved here 12 years ago from San Francisco. I've lived in Pine Hills and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good schools in most areas
3. Active local events and festivals
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Not very walkable outside downtown
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for retirees. average vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt solid. Rent is about /mo. Groceries are growing. Gas is developing. You can live comfortably on $70K-$120K here.

**Final verdict:**
