Worst things about Federal Way nobody talks about

We're a young couple and Poverty rate is 9.8%, which is pretty low. Household incomes average around $82,144 in Federal Way. Rent is about $1,738/month for a decent place. With a population of 99,232, Federal Way is a smaller city. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Thoughts? The school system varies a lot by neighborhood. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Lakewood for 10 years. Moved from Miami for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. finance is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is excellent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Lakewood schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Far from beaches/mountains. And cultural scene can be frustrating.

**Bottom line:**
