Commute times in Ferndale -how bad?

OK so I work in healthcare and You can expect to pay around $1,461 for rent here. There's a real sense of community in certain neighborhoods. Cost of living is definitely rising, but still manageable. What do you all think?

I'm a chef and I've found it's improved dramatically in recent years. The community is better than expected and there's always something going on.

The food scene here is average. Tons of great Korean places. there are trade-offs but the good outweighs the bad.
