Hi all, Been living here since 2020. Median household income is $64,368, which feels about average for the area. Household incomes average around $64,368 in Ferry Pass. The median home value here is around $243,600, which is actually reasonable. Night life is decent if you know the right spots. Public transit needs a lot of work honestly. I'd say it's better for families than young singles. Worth the trade-offs? Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. The city has invested a lot in new development. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that.

Gonna give a different perspective here since most replies seem pretty good.
I've been here 10 years and the quality of life is solid. The thing nobody mentions is food scene. It's wild and it affects daily life more than you'd think.
That said, the dating scene is legit. And if you're into biking, this place is tough.
Neighborhood matters A LOT here. The Fairview side vs the Highland side are basically different cities. Make sure you visit both before deciding.
Feel free to reach out with questions..

I've lived in Lakewood for about 13 years now, so I can give you a pretty detailed perspective.
there are trade-offs but the good outweighs the bad. When I first moved here from Houston, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Four distinct seasons
- Affordable housing options
- The healthcare scene is tough
The downsides:
- Limited high-paying job options
- Not a lot of cultural diversity
Overall I'd rate it 8/10 for remote workers. Your mileage may vary depending on what you're looking for..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Lakewood for 10 years. Moved from Denver for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
manufacturing is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is underrated - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Lakewood schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Dating scene is rough. And community vibe can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 5/10. Hope this helps!. Feel free to ask specific questions - happy to help.
