Moving to Ferry Pass -what should I know?

Not sure if this has been asked before, but Been living here since 2022. Crime rate is something to consider -Ferry Pass sits at 705.5 per 100K. With a population of 30,467, Ferry Pass is a smaller city. It's a a smaller city city with about 30,467 people. Poverty rate is 9.7%, which is pretty low. Cost of living is definitely rising, but still manageable. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. Any advice would be great.
