Housing in Festus compared to Salt Lake City

Hey everyone, Military spouse here. Average temperature is around 55--F, so the weather is moderate. With a population of 12,965, Festus is a small town. Poverty rate is 9.9%, which is pretty low. The median home value here is around $206,200, which is actually reasonable. Crime rate is something to consider -Festus sits at 513.3 per 100K. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development.

Pros:
- Great weather
- Good schools
- Easy commute
- Plenty of shopping options

Cons:
- Limited public transit
- Not very walkable
- Few job opportunities in some fields
- Limited cultural events
What neighborhoods would you suggest? The parks and outdoor areas are a huge plus. I'd say it's better for families than young singles. The suburbs are where most families end up. Property taxes are high but you get good services. Public transit needs a lot of work honestly. Public transit needs a lot of work honestly. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. It's not perfect, but the community is solid. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 41, moved here 5 years ago from New York. I've lived in Oak Park and Highland, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Strong job market in several industries
3. Diverse dining options
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not a lot of cultural diversity
3. The traffic situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Oak Park: Great for singles. solid vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt hit or miss. Rent is about /mo. Groceries are developing. Gas is manageable. You can live comfortably on $100K-$70K here.

**Final verdict:**
Happy to answer more specific questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

The food scene here is excellent. Tons of great Thai places. I'm still on the fence after all this time.

From a safety perspective, it really depends on the area. Some neighborhoods are challenging, others not so much. Do your research on specific streets.

Gonna give a different perspective here since most replies seem underrated.

I've been here 14 years and the quality of life is solid. The thing nobody mentions is pet-friendliness. It's competitive and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into skiing, this place is surprisingly good.

Neighborhood matters A LOT here. The Sunset side vs the North side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

If you're remote, this place is great for cost of living. I genuinely enjoy living here. Internet is tough in most areas.
