Is Fetters Hot Springs-Agua Caliente getting better or worse?
Hey folks, The median home value here is around $839,300, which is pretty steep. It's a a small town city with about 3,441 people. Median household income is $116,667, which feels pretty solid for the area. Average temperature is around 59--F, so the weather is moderate. It's changing fast -some good, some not so much. The city has invested a lot in new development. Would love some local perspective. Any help is appreciated. There's a growing tech scene which is exciting. OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 43, moved here 6 years ago from Nashville. I've lived in Meadowbrook and Downtown, and traveled to most parts of the metro.
**What I love:**
1. Close to major attractions
2. Affordable housing options
3. Diverse dining options
4. The people are generally underrated - I found my community within the first year
**What I don't love:**
1. Nightlife is limited
2. Chain restaurants dominate
3. The nightlife situation is wild and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Meadowbrook: Great for singles. average vibes, walkable.
- Downtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Nashville, everything felt solid. Rent is about /mo. Groceries are affordable. Gas is growing. You can live comfortably on $100K-$120K here.

I've been here 9 years and it's exactly what I was looking for. The thing nobody mentions is dating scene. It's wild and it affects daily life more than you'd think.
That said, the healthcare is legit. And if you're into golfing, this place is excellent.
Neighborhood matters A LOT here. The Lakewood side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

That said, the school system is legit. And if you're into biking, this place is hit or miss.
Neighborhood matters A LOT here. The Oak Park side vs the Riverside side are basically different cities. Make sure you visit both before deciding.
