Rent is about $1,491/month for a decent place. Poverty rate is 2.0%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. Am I overthinking this? Any help is appreciated. I'd say the biggest thing people don't talk about is dating scene. I'm still on the fence after all this time. Worth doing your research before committing.

Great question. I'll try to be comprehensive here.
I'm a teacher who relocated here from Salt Lake City about 1 years ago. The main reasons were family and family.
Pros I've experienced:
- Cost of living is very reasonable
- Lots of new development happening
- Strong sense of community
Cons that are real:
- Rising rent and home prices
- Dating scene is rough
Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are developing, gas is challenging.
Socially, it exceeded my expectations. Good luck with whatever you decide..
