Things Flagstaff needs to improve

Longtime lurker here, I'm single, late 20s, and The median home value here is around $503,400, which is pretty steep. The unemployment rate is 4.2%, which is about average. The food scene here is surprisingly good. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. I'd say the biggest thing people don't talk about is cost of living. it's improved dramatically in recent years. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in South for 12 years. Moved from Houston for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2021 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
engineering is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is tough - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. South schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Limited high-paying job options. And outdoor recreation can be frustrating.

**Bottom line:**

From a safety perspective, it really depends on the area. Some neighborhoods are challenging, others not so much. Do your research on specific streets.
