First post here. I'm retired and The median home value here is around $387,400, which seems about average. You can expect to pay around $1,918 for rent here. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Thoughts? The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much.

From a safety perspective, it really depends on the area. Some neighborhoods are hit or miss, others not so much. Do your research on specific streets.

I work in real estate here and there are trade-offs but the good outweighs the bad. The job market for my field is better than expected. It's not for everyone but it works for us..

I'm a pharmacist and I've found I'm still on the fence after all this time. The community is better than expected and there's always something going on.

OK so I've been meaning to write this for a while. I moved here 8 years ago from Pittsburgh and here's my honest breakdown:
Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in East. It's average for what you get.
Jobs: The market is stable right now, especially in legal. If you're in finance you might struggle.
People: Generally pretty good. It took about 18 months to build a solid friend group.
Food: improving. Tons of options if you like Asian.
Happy to answer more specific questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a nurse, 33, moved here 7 years ago from San Francisco. I've lived in Eastside and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Good internet infrastructure
3. Active local events and festivals
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Chain restaurants dominate
3. The school system situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Eastside: Great for families. improving vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt underrated. Rent is about /mo. Groceries are competitive. Gas is growing. You can live comfortably on $100K-$130K here.
**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Came here for family and stayed because I have mixed feelings honestly. The pet-friendliness is honestly pretty good and I don't see that changing anytime soon.
