I'm originally from Indianapolis and Household incomes average around $36,194 in Flint. There's a real sense of community in certain neighborhoods. Worth the trade-offs? Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's not perfect, but the community is solid.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in The Heights for 12 years. Moved from Chicago for family. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
construction is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is pretty good - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. The Heights schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Far from beaches/mountains. And housing market can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 5/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.

I've lived in Sunset for about 7 years now, so I can give you a pretty detailed perspective.
it's been a really good experience overall. When I first moved here from Phoenix, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Close to major attractions
- The public transit scene is solid
The downsides:
- Not very walkable outside downtown
- Homeless population growing downtown
Overall I'd rate it 8/10 for couples. Your mileage may vary depending on what you're looking for..

OK so I've been meaning to write this for a while. I moved here 6 years ago from Seattle and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Old Town. It's solid for what you get.
Jobs: The market is competitive right now, especially in manufacturing. If you're in construction you might struggle.
People: Generally challenging. It took about 4 months to build a solid friend group.
Food: underrated. Tons of options if you like Indian.
Hope this helps!.

Jobs: The market is wild right now, especially in real estate. If you're in retail you might struggle.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 10 years here, that's my honest assessment.
