Honest thoughts on life in Flint

First post here. I'm single, late 40s, and You can expect to pay around $859 for rent here. Poverty rate is 26.9%, which is higher than I expected. Homes are going for about $47,600 on average. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level. I've lived in East for about 13 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Phoenix, I was surprised by weather. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Growing food and restaurant scene
- The pet-friendliness scene is average

The downsides:
- Rising rent and home prices
- Not very walkable outside downtown

Overall I'd rate it 7/10 for couples. Feel free to reach out with questions..
