First post here. I'm single, late 40s, and You can expect to pay around $859 for rent here. Poverty rate is 26.9%, which is higher than I expected. Homes are going for about $47,600 on average. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. People here are genuinely friendly, not just surface-level.
